We understand the worries and anxieties that are often involved in setting up your own home. That's why we're determined to make finding your ideal home as simple and straight forward as possible. By choosing Riverside Property Management you can be safe in the knowledge that the properties we have to offer meet current legislation and have been checked to ensure that they comply with the stringent statutory fire and safety regulations. Once you have found a suitable property you will need to know the following steps: firstly please be aware that we issue Assured Short hold Agreements. These are Tenancy Agreements that last for six months. Once six months have passed, if agreed by the Landlord, the agreement is automatically renewed to a periodic contract. This means that you will be a Tenant at the property until you give one months notice upon your rent due date or your Landlord issues you with two months notice from the rent due date. If you decide to end your Tenancy after the six months you will need to inform us on your rent due date on the fifth month. Alternatively another six-month agreement can be drawn up if agreed with your Landlord, a charge will be made for this. To secure the property and to ensure that we do not show other potential Tenants you need to bring in a holding fee of £175.00. This amount is non-refundable and will be used as our administration costs. A moving in date that is convenient for you and your Landlord will need to be ascertained. We can then start the process and gain all relevant information before your Tenancy commences. We will need you to provide us with two references, one has to be from a professional person i.e.: Your employer, previous Landlord, the other can be from a neighbour or a close friend. We will need to see two forms of identification. This could be your passport, driving licence, utility letter etc. Proof of earnings will need to be provided. This could be shown in the form of three months payslips or three months bank statements stating monies from your employer crediting your account. We will take a photocopy of these and return whilst you are in the office. We will be carrying out a credit check upon you therefore you will need to inform us of the relevant information required. Once all the above information has been gathered all that is left is to sign the Tenancy agreement, settle the one months deposit and the one moths rent, before or on your moving in date. We will then check you into the property and hand you the keys to your new home. |
